Founded in 2017 by Christine Pandolfi, this majority-female-owned company is not just building exterior building skins for commercial projects: it’s reshaping the construction landscape with a commitment to quality, innovation, and inclusivity. Christine Pandolfi’s path to founding CMP Exterior LLC was anything but traditional. With a college degree in design and 25 years of experience in the design industry, she brought a fresh perspective to the world of construction. Her career took a pivotal turn during a home renovation project that drew the attention of a client who owned a construction company. “He liked my work ethic,” Christine recalled. That client soon became her business partner, and together they set out to build something extraordinary.

“We worked out the details of what we would do, and our goal was to bring that unique focus on design and quality that can get lost in the commercial market,” Christine explained. “Our projects are beautiful, and we’re really quality-driven.” This ethos became the cornerstone of CMP Exterior LLC, a company specializing in installing exterior building skins—fiber cement, vinyl PVC, and specialty phenolic products like high-pressure laminate (HPL)—for large-scale commercial projects such as senior living facilities, multifamily residences, mixed-use developments, and retail spaces.

Since its inception, CMP Exterior has focused on “smart growth,” a strategy guided by Christine’s partners, whom she describes as “dynamos in the construction industry.” “We didn’t want to just jump in and not be able to manage our growth—things get messy, and the quality gets lost,” she said. By starting small and prioritizing manageable projects, the company ensured that its commitment to service and quality remained unwavering. “We are a small company that operates like a large company; from submittals to installation, our work is on point.”

CMP Exterior’s work centers on the exterior envelope of buildings, encompassing everything outside the sheathing package. “We focus on everything outside of the sheathing package, often including the weather barrier, the insulation, and the final exposed finished on the building,” Christine explained. This expertise allows the company to deliver durable, aesthetically pleasing solutions that withstand the elements while meeting the specific visions of architects and clients.

The company’s portfolio is marked by high-profile projects that showcase its ability to transform communities. One standout is the Steelpoint Harbor waterfront development in Bridgeport, Connecticut, which Christine described as “our largest project to date.” Spanning 632,000 square feet, the development is the final phase of a long-term effort to breathe new life into a once-overlooked area along the I-95 corridor. “Bridgeport has faced its share of challenges,” Christine noted. “There’s a beautiful waterfront there, and this project is the last piece of its transformation. I think it’s an important part of Bridgeport history, and we really wanted to be part of it because it brings so much positive change to the area.”

Another significant project is the Poet Hill Residences in Worcester, Massachusetts, a 370,000-square-foot development in an up-and-coming community just off the 290 corridor. As Boston’s housing costs drive residents to more affordable towns, Worcester has become a magnet for growth. The project, however, was no small feat. “It was a unique challenge because of the weather,” Christine said. “Combine the weather with the site’s location on top of a mountain and we worked all winter there, and New England winters are historically rough.” Despite these challenges, CMP Exterior delivered a “pristine-looking, crisp and clean New England building” with the help of strong trade partners, cementing its reputation for quality under pressure.

As a women-owned business in a field where women remain underrepresented, CMP Exterior LLC is a powerful force for change. “I think that women in construction have been certainly underrepresented for many, many years, and I think that is really changing,” Christine said. Her 30 years in the industry have given her a front-row seat to this evolution. “I used to be the only woman,” she reflected. “There are so many more women that I see joining the industry; it’s really amazing.”

Christine’s leadership brings a unique perspective to CMP Exterior. “I believe women have an incredible eye for detail, something that’s especially valuable in our line of work,” she said. “Given the aesthetic nature of the products we install, that attention to detail is essential and truly sets us apart,” she said. “Women can really write their own ticket in the construction industry if they have an interest.” As the owner, Christine shapes the company’s direction with a focus on quality and innovation. “I get to drive its growth, and I lead with a more unique perspective and experience than men, so that part’s probably been one of the best parts of this,” she added.

Challenges persist in a male-dominated field, but Christine sees them as opportunities. “I think that we definitely have made an impact, and I certainly feel like that’s going to continue to have an even greater impact as more women learn the trades, and are managing these projects,” she said. “We’re willing to learn and focus on our knowledge, and I think we’re going to bring that right back to the field, and it’s going to show up in large ways in these buildings.”

As CMP Exterior LLC heads into 2025, the company is poised for a banner year. “We really implemented our strategic plan,” Christine said. “It goes back to being a small company and strategically thinking like a big company.” With projects like Poet Hill and the Choate School—a “beautiful building” in progress—the company is riding a wave of success. “This has just been a great year,” Christine noted. “We were concerned, obviously, with the uncertainty of the market and what might happen, but we’ve been very lucky to have landed some great jobs.”

Looking ahead, CMP Exterior is targeting 20 to 25% growth over the next three years, with projects already booked into 2026 and 2027. “We’ve been very, very lucky with what we’ve been able to nail down for projects, and financially I think it’s going to serve us well,” Christine said. The company’s reputation as a “trusted go-to contractor” is built on lasting partnerships and a relentless focus on quality. “We’re of the mindset that relationships are everything, and we work as a team,” she explained. “I think that quality has set us apart from our competitors, and I think we’re going to continue to do great things based on our business model.”

As Christine leads her team into the future, she remains grateful for the journey and optimistic about what lies ahead. “We’re already trying to book work into 2026 and 2027,” she said, promising “great things” by 2028. Two CMP Exterior projects recognized with ABC CT awards

18 October 2023, Suffield, CT …  CMP Exterior, a Connecticut-based trade firm specializing in commercial exterior coverings, was recently honored with two project awards from ABC CT’s Excellence in Construction awards program, which was held October 18, 2023.

CMP Exterior was recognized as a “Specialty Trade Contractor” for its work on the Ground Transportation Center at Bradley International Airport in  Windsor Locks, CT and the Vero at Orange Senior Living community in Orange, CT.

CMP worked as a trade contractor for KBE Building Corporation on both projects, which each took First Place in their categories at the annual event. Those awards include:

  • First Place-Mega Projects was awarded to the Ground Transportation Center project at Bradley International Airport in Windsor Locks, CT. The 1.4 million-square-foot facility for Conrac Solutions and the Connecticut Aviation Authority is part of the State of Connecticut’s expansion plans for the airport and provides a 4-story consolidated rental car facility and garage complex for six rental car agencies. A second 4-story garage provides fueling stations and full automotive repairs and service areas for the rental agencies.As part of its award-winning role, CMP coordinated the custom fabrication of the high-end fiber cement panels. Each panel had to be custom-measured and fabricated before installation atop the rain screen system on the buildings’ exterior.

 

  • First Place- Health Care/Large Projects was awarded to The Vero at Orange, a new, three-story senior living community in Orange, CT. The 163,022 square-foot facility provides 78 Independent Living units, 69 Assisted Living units, and 28 Memory Care units, along with numerous amenities.

CMP Exterior Wraps Up Eight Major Projects

19 July 2023, Suffield, CT CMP Exterior: A Connecticut-based trade firm specializing in commercial exterior coverings has recently completed eight major projects and is underway on others.

“The last several months have seen the completion of a number of exciting projects for us,” says CMP Exterior principal Christine Pandolfi. “Since our opening five years ago as a specialty siding company, we have seen our business grow significantly, and we are continuing to expand our geographic reach.”

Recently completed work includes:

Lawnhill Terrace Renovation, Stamford, CT: CMP provided Hardie Siding, PVC Panels, and Trim, working with the project’s general contractor, Viking Construction, on this family community of 206 garden-style apartments.

Anthology of Millis, MA, and Anthology of Natick, MA: CMP’s scope of work encompassed Hardie Siding & Trim, Panels with Reveals, and custom-built columns and main entries. The two senior living facilities were constructed by Callahan Construction.

The Vero at Orange (CT), The Vero at Newark (DE), The Vero at Chesapeake (VA), and the Vero at Bethlehem (PA): CMP managed the installation of all Hardie Siding & Trim at these four new senior living facilities. KBE Building Corporation was the construction manager for the new communities developed by a national developer of senior living facilities.

Helena Crocker Residences in Westford, MA: CMP installed Hardie and Nichiha siding and trim for this supportive housing community for adults 62 years and older. Dellbrook | JKS was the construction manager.

CMP has also provided direct services to several clients, including the Seabury senior living community in Bloomfield, CT. Most recently, the CMP team completed the installation of new vinyl siding at one of the many phases being refreshed.

Women in ConstructionMarch 2023, West Suffield, CT: Five years ago, Christine Pandolfi, a highly experienced interior designer/builder for high-end residences and restaurants, began to think about shaking up her career a bit and finding a new challenge. She had long been fascinated by the idea of bringing residential quality craftsmanship to commercial construction and the ability to operate a “well-run” commercial construction company.

Out of all the ideas she explored, the commercial siding business concept took hold, and in 2017, Christine and a longtime client and business mentor opened CMP Exterior, a Connecticut-based trade contracting firm. The company’s goal would be to bring quality and expertise at a fair price to an underserved market. While Christine is president and majority shareholder, she also credits her partner for guidance, as the luxury residential construction market and commercial construction market are different.

Today, CMP Exterior is an up-and-coming business that has been doubling its revenues each year for the last three years – and 2023 promises the same.

That alone is a great business success story by any standard.

It’s an even more impressive track record, considering the last three years also included a worldwide pandemic, labor shortages, and ongoing supply chain issues.

And perhaps most impressive – CMP Exterior is woman-owned and led – something you don’t see every day in the traditionally male-dominated commercial construction industry. According to the National Association of Women in Construction (NAWIC), women today make up about 10% of the construction industry overall – and just 13% of construction businesses in the US are women-owned – with that number itself a significant – 64% – jump from 2014 to 2019.

But first, a little background: Commercial siding is broadly defined as the exterior finishes on a building. Finishes range from masonry to thin brick to plank siding, each requiring its own specialized underlayment of vapor barriers as well as methods of installation.

The commercial siding business requires a unique blend of skills:

  • Understanding the architectural intent of the building’s exterior and coordinating the exterior finishes to meet that aesthetic.
  • Ensuring the siding system integrates with the building’s structural framing system and the substrate that supports the exterior finishes.
  • Being well-versed in construction means and methods.
  • Ensuring that the siding installation crews are well-trained and following all quality standards.
  • Making sure the installation crews are working efficiently but also with safety in mind.
  • Orchestrating the installation process on each project to meet the owner’s schedule, following the direction of the general contractor, and coordinating the siding work with the work of other trade contractors on site.
  • Having the business acumen to deal with supply chain issues and project labor and recruiting and training installation crews to perform the work to exacting standards.
  • And along the way, continuing to drum up new business to keep growing and expanding.

Christine has mastered all that and more. Today, CMP Exterior includes staff to perform cost estimating and take-offs; coordinate material ordering and delivery schedules; and to mobilize on-site, manage the work and the installation teams, and install the products to specifications.

As much at home in the boardroom as on a job site, Christine is a hands-on leader who is involved in every aspect of her business – from actively procuring new work, bidding, and estimating new projects to overseeing field installation, ensuring the work meets her exacting standards.

But that’s not to say starting a new trade firm was easy by any means, particularly since her educational and professional background was more on the residential side. Stereotypes aside, commercial construction can be a rough-and-tumble work environment. Given the traditional male culture, breaking in and proving herself was one of the biggest hurdles Christine faced.

Always determined, Christine’s direct, no-nonsense approach, coupled with her passion for excellence and exacting knowledge of her product line and construction standards, has helped her make major inroads and earn the respect of her counterparts, male and female alike.

Other evidence of Christine’s success is her expansion into new markets and landing new clients. During the initial years of operation, CMP Exterior was working with one or two regional general contractors. As her reputation continues to build, she’s been able to expand her client base to include nearly a half-dozen regional general contractors. At the same time, she has expanded her geographic reach outside of Connecticut into Massachusetts, New Jersey, New York, Maryland, Virginia, and Delaware.

So how did all this come about?

For Christine, her interest in art, design, and construction has been a life-long passion. Initially, college included a business degree because she feared that interior design might not be a sustainable career. Not feeling satisfied, she returned to college to study art, architecture, design, and construction and never looked back. Building would be her forever path and love.

After college, Christine began working in the interior design and architecture field, with a focus on the high-end residential, luxury office, and restaurant markets. She was intrigued by the construction aspects of her work, of exactly how all the diverse building materials came together and worked together to create aesthetically pleasing spaces.

Early on in her career, she began working on large remodels, and the builders needed to follow her lead on the implementation of the often cutting-edge design. So many of the general contractors overseeing the construction pushed back on constructability or simply did not have craftsmen skilled enough to execute the plan.

Frustrated by being told her ideas couldn’t be brought to fruition, she dove in and started learning the construction trades, working with quality craftsmen and like-minded people who understood her vision and helped her solve the challenges.

It was in that circle of true quality craftsmen that CMP was born. Always learning new skills, Christine was able to organically grow her first business – residential design and construction – which soon morphed into design-build and general contracting.

Always detailed-oriented, she paid close attention to what other designers and builders did and did not for their clients and added those extra steps to create an experience that set the firm above its competitors. Christine would often say to clients, “If you give us your house to design and remodel, we will give you a lifestyle in return.”

After a long and successful career in the residential market, however, Christine was ready for the next challenge – starting her own trade firm. The idea was to take the same principles that made her so successful in the luxury market and bring them to the commercial market. Today CMP Exterior is a steadily growing trade contracting firm that has consistently earned the respect of and accolades from her growing roster of clients.

As a woman in the construction industry, Christine has faced all the expected challenges from a more conservatively-minded industry. While times are changing, old viewpoints die hard. And female or not, any newcomer into this industry has to prove themselves and establish themselves as knowledgeable, dependable, trustworthy, and committed to meeting schedules and budgets.

Christine has successfully navigated the many challenges of a new business, as evidenced by her steady and remarkable business growth, the ever-growing respect and recognition by her peers, and her ability to continue expanding her business into new regions with new and repeat clients.

CMP Exterior celebrates Excellence in Construction award for Maplewood of Southport project; provided high-end specialty siding
